Waking up with bites in a line? Small rust coloured spots on the sheets? Bed bug control in Abbotsford only works if the treatment reaches every life stage, including the eggs, and that takes a proper inspection before anything else happens. Priority Pest Management finds where they are harbouring, treats accordingly, and comes back to confirm nothing hatched after we left.

Bed bugs are easy to misidentify and easy to miss, so we do not treat anything until we know what we are dealing with and how far it has spread.
Adults are about 5 mm, roughly the size of an apple seed, flat and reddish brown. Eggs are closer to 1 mm, pearly white, and usually tucked into seams and crevices where a casual look will not find them. In between there are five nymph stages, each one smaller and paler than the last. That range matters, because a treatment that handles adults and misses eggs buys you about ten days.
We check mattress seams and tags, the box spring frame, the headboard and every joint in the bed frame, then work outward: nightstands, baseboards, outlet covers, curtain hems, upholstered furniture and anywhere within a few metres of where people sleep. The signs we are looking for are live bugs, shed skins, clusters of eggs, dark spotting on fabric, and in heavier cases a sweet musty smell in the room.
Knowing the spread is what sets the treatment plan. One bedroom is a different job from a unit where the problem has moved into a sofa and a second room.
There are two established approaches, and they work in genuinely different ways.
Heat treatment raises the room temperature past the point bed bugs can survive and holds it there for several hours. The appeal is that it kills every life stage at once, eggs included, and it leaves no residue behind. The limitations are practical. It needs specialist equipment, heat sensitive items have to come out of the room first, and because nothing remains afterward, anything reintroduced later starts the problem again.
Chemical treatment uses a combination of products applied directly into the harbourage points, the seams, voids and crevices where bed bugs actually sit. It reaches places heat struggles to penetrate evenly, such as deep inside a wall void, and some products keep working for a period after application. The trade off is that eggs are far more resistant than adults, so chemical work is built around a return visit timed to catch whatever hatches afterward.
Which one suits your situation depends on the spread, the building, and what is in the room. We will tell you which we are recommending and why before any work is booked, rather than applying the same method to every job.

Preparation makes a measurable difference to the result, and we will walk you through it before the appointment.
Strip all bedding and launder it on the hottest setting the fabric allows, then tumble dry on high, since the dryer does most of the killing. Bag the laundered items and keep them sealed until after treatment. Clear clutter from the floor and from under the bed so every surface can be reached. Pull furniture away from walls. Vacuum thoroughly, then seal the bag and put it straight in an outdoor bin.
One thing to avoid: do not move mattresses, bedding or furniture into another room. It feels like the obvious response and it is the single most reliable way to turn a one room problem into a whole home problem.
If you have been sleeping on the sofa to escape the bites, mention it. Bed bugs follow where people sleep, and that often explains why a living room is involved.
Bed bugs are not a cleanliness problem and they are not a poverty problem, despite how often people assume both. They travel on luggage, second hand furniture, and between units in multi unit buildings. We treat houses, apartments, townhouses and rental properties across Abbotsford, and discretion is part of the job. Our vehicles and our technicians do not announce what we are there for.

Rats are searching for food, warmth, and shelter. They often gain access through gaps in the foundation, wall vents, open garage doors, or easily accessible gutter lines and roof points. Cluttered yards, garbage, and pet food attract them to the property.
We begin with a thorough inspection to identify entry points and nesting zones. All accessible entry points are professionally sealed, and tamper-resistant traps are placed in high-activity areas. We return for two follow-up visits to monitor and adjust traps, ensuring the issue is fully resolved.
Mice enter through tiny gaps — as small as a dime — in search of food and shelter. Cold weather, food crumbs, and poorly sealed structures make homes ideal nesting grounds.
We perform a full inspection to find entry points and nesting sites, then seal off all accessible entry points. Traps are strategically placed in high-activity areas. Follow-up visits ensure traps are cleared and that no new activity is present.
Ants follow scent trails to food or water. They’re often drawn inside by crumbs, spills, or moisture.
We target nests using gel baits, perimeter sprays, and barrier treatments — safely eliminating ants at the source.
Wasps are attracted to sugary food and protein. They often build nests in sheltered areas like attics, soffits, or trees.
We locate and safely remove nests using professional-grade aerosols and protective equipment — with follow-up to prevent re-nesting.
Silverfish love moisture and darkness. They feed on starchy items like paper, books, cardboard, and even clothing.
We apply targeted residual insecticides and monitor for activity. Our moisture management and exclusion services help ensure long-term control.
Grubs are beetle larvae that feed on grassroots. They thrive in well-watered lawns and lay eggs in summer.
We apply seasonally timed grub control treatments, reducing larval populations and protecting your lawn from further damage.
Moles tunnel in search of earthworms and grubs. Well-irrigated, healthy lawns are ideal hunting grounds.
We identify active tunnels, set effective underground traps, and return for multiple follow-ups to eliminate mole activity fully.
Squirrels commonly enter homes through roof gaps, soffits, or vents, looking for a safe, warm place to nest — especially during colder months or baby season. Nearby trees or roof access points make entry even easier.
We install one-way exclusion doors that allow squirrels to exit safely but not return. Once we’ve confirmed all squirrels have left the structure, we seal up all entry points to prevent re-entry, keeping your home protected long-term.
Roaches thrive in warm, humid areas with access to food. Even clean homes can attract them via grocery bags or plumbing voids.
We use professional-grade baits, dusts, and insect growth regulators, combined with crack-and-crevice treatments for full elimination.
Bed bugs hitchhike on luggage, furniture, or clothing. They are drawn to body heat and carbon dioxide.
We offer detailed inspections and multi-step heat or chemical treatments to eliminate all life stages — with follow-up support included.
Spiders are drawn to dark, quiet areas and enter homes while hunting for insects.
We use targeted residual sprays, remove webs, and seal entry points to reduce spider presence inside and out.

Most people who call us about bed bugs have already tried something, usually a spray from the hardware store, and that is often why the problem has spread. Repellent products scatter a localised infestation into the rest of the room. We will tell you what you actually have, how far it has gone, and what the realistic timeline looks like, including when it is going to take more than one visit.
Bed bugs spread quietly and they spread faster the longer they are left. The initial inspection is free, so you can find out whether it is bed bugs at all, and how far it has gone, before committing to anything. We are your Abbotsford neighbours and we handle these calls discreetly.
