Ants streaming across the kitchen counter? Sawdust piling up under a window frame? Priority Pest Management provides ant control in Abbotsford that goes after the colony rather than the ants you can see. We identify the species, find where it is nesting, treat it at the source, and deal with the conditions that let it move in.

The ants on your counter are a symptom. The colony is somewhere else, often outside the house entirely, and killing the foragers changes nothing about the nest producing them. Worse, with some species a surface spray splits the colony instead of ending it, and you end up with two problems where you had one. Our ant control in Abbotsford starts with working out which species you have, because pavement ants and carpenter ants call for completely different treatment.
These two account for most ant calls in Abbotsford, and only one of them threatens the building.
Pavement ants are the small ones, around 2.5 to 3 mm and dark brown to black. They nest under concrete, so driveways, patios, garage slabs and the soil against your foundation are prime real estate, and they follow scent trails indoors through expansion gaps toward anything sweet or greasy. Annoying and hard to shift permanently, but they do no damage to your home.
Carpenter ants are another matter. Much larger at 6 to 13 mm, usually black, and common across the Fraser Valley. They do not eat wood, they excavate it, chewing out galleries to nest in and pushing the debris back out. Those small piles of what looks like pencil shavings under a window sill or along a baseboard are the giveaway.

What carpenter ants are after is damp or softened wood, which is far easier to tunnel. That means they almost always point to a moisture problem: a roof or gutter leak, a window frame that has been taking rain for years, deck framing, or the sill plate above a wet crawl space. Find the ants and you have usually found water damage you did not know about.
The structural risk is real but slow. Galleries running through joists and studs do weaken them over several years, at which point you are paying a carpenter rather than a pest control company. The more immediate concern is usually the leak that drew them in.
One complication makes DIY treatment unreliable. Carpenter ants often keep a parent nest outdoors, in a stump, firewood or landscaping timber, with satellite nests inside the structure. Treat only what you find indoors and the satellites get rebuilt. We follow the activity back to the nest, use non repellent products the workers carry into the colony, place a perimeter barrier to break the trails coming in, and inspect for the moisture source. Skip that last step and they return, because the conditions that suited them are still there.
Wet winters and a lot of mature trees make the Fraser Valley good carpenter ant territory, and the older housing stock around the city gives them plenty of softened wood to work with. Knowing where to look matters. A technician who already knows the common failure points in local construction finds the nest faster and spends less of your time doing it.

Rats are searching for food, warmth, and shelter. They often gain access through gaps in the foundation, wall vents, open garage doors, or easily accessible gutter lines and roof points. Cluttered yards, garbage, and pet food attract them to the property.
We begin with a thorough inspection to identify entry points and nesting zones. All accessible entry points are professionally sealed, and tamper-resistant traps are placed in high-activity areas. We return for two follow-up visits to monitor and adjust traps, ensuring the issue is fully resolved.
Mice enter through tiny gaps — as small as a dime — in search of food and shelter. Cold weather, food crumbs, and poorly sealed structures make homes ideal nesting grounds.
We perform a full inspection to find entry points and nesting sites, then seal off all accessible entry points. Traps are strategically placed in high-activity areas. Follow-up visits ensure traps are cleared and that no new activity is present.
Ants follow scent trails to food or water. They’re often drawn inside by crumbs, spills, or moisture.
We target nests using gel baits, perimeter sprays, and barrier treatments — safely eliminating ants at the source.
Wasps are attracted to sugary food and protein. They often build nests in sheltered areas like attics, soffits, or trees.
We locate and safely remove nests using professional-grade aerosols and protective equipment — with follow-up to prevent re-nesting.
Silverfish love moisture and darkness. They feed on starchy items like paper, books, cardboard, and even clothing.
We apply targeted residual insecticides and monitor for activity. Our moisture management and exclusion services help ensure long-term control.
Grubs are beetle larvae that feed on grassroots. They thrive in well-watered lawns and lay eggs in summer.
We apply seasonally timed grub control treatments, reducing larval populations and protecting your lawn from further damage.
Moles tunnel in search of earthworms and grubs. Well-irrigated, healthy lawns are ideal hunting grounds.
We identify active tunnels, set effective underground traps, and return for multiple follow-ups to eliminate mole activity fully.
Squirrels commonly enter homes through roof gaps, soffits, or vents, looking for a safe, warm place to nest — especially during colder months or baby season. Nearby trees or roof access points make entry even easier.
We install one-way exclusion doors that allow squirrels to exit safely but not return. Once we’ve confirmed all squirrels have left the structure, we seal up all entry points to prevent re-entry, keeping your home protected long-term.
Roaches thrive in warm, humid areas with access to food. Even clean homes can attract them via grocery bags or plumbing voids.
We use professional-grade baits, dusts, and insect growth regulators, combined with crack-and-crevice treatments for full elimination.
Bed bugs hitchhike on luggage, furniture, or clothing. They are drawn to body heat and carbon dioxide.
We offer detailed inspections and multi-step heat or chemical treatments to eliminate all life stages — with follow-up support included.
Spiders are drawn to dark, quiet areas and enter homes while hunting for insects.
We use targeted residual sprays, remove webs, and seal entry points to reduce spider presence inside and out.

Most ant jobs we get called to have been treated once already, usually with a spray from the hardware store. It clears the trail for a fortnight and then the ants return, because the colony was never touched. We will tell you which species you have, where it is nesting and what is drawing it in, and if we find moisture damage behind it we will show you that too.
Spraying the ants you can see buys a couple of weeks. Finding the colony ends it. We are your Abbotsford neighbours, we respond quickly, and the initial inspection is free, so you can find out what you are dealing with before committing to anything.
